About

Waiting List: Ability Apartments, Villawood, is a sleek and sophisticated, 6 storey residential/commercial complex that integrates 11 specially designed SDA rental apartments (1 x 1 bedroom, 8 x 2 bedroom and 2 x 3 bedroom rental units) within the larger complex of 71 luxury units. The building also features secure parking and direct lift access for its residents.

State-of-the-art design and best practice access features combine to deliver Improved Liveability, Fully Accessible and High Physical Support apartments that are compliant with the NDIS design standard for SDA and are great homes for living your best life.

Smart-home technology and onsite overnight support make the dream a reality for those with disability, providing an independent lifestyle once thought impossible.

This complex transforms Villawood’s town centre with its vibrant mix of residential apartments, cafes and shops all in one building; located in one of  Villawood’s newer shopping precincts. It’s within easy reach of Aldi Supermarket, train & bus transport, community services and Liverpool Hospital, the state’s largest, is just 6km away.

Each apartment offers the highest level of accessibility with smart-home features; generous, open plan living spaces are framed by floor-to-ceiling glass that floods the home with natural light, while expansive terraces seamlessly extend the interiors to the outdoors. Height adjustable benchtops and a score of other thoughtful design features make the kitchens a joy for meal prep, and each accessible bedroom includes a smartly finished ensuite with similar functionality; a state-of-the-art split cycle air conditioning system provides the apartment with year round comfort.

An expansive and accessible rooftop terrace crowns the building; bathed in sunlight throughout the day, it’s perfect for family entertaining, whilst the outdoor gym is yet another unique attraction.

A key feature of Ability Apartments, Villawood is the onsite overnight support based out of a separate, dedicated apartment, with support activated via personal device, fob pendant, wall button or voice automation.

Ability SDA are independent living specialists. We have been providing high physical support, disability accommodation since the inception of Specialist Disability Accommodation under NDIS. Our focus is for people with disabilities to live independently in their own purpose built apartment.

To apply for these apartments you will need to be eligible for Specialist Disability Accomodation (SDA) funding from the NDIA at the High Physical Support design category. You can call us to talk about whether you may be eligible for this funding.

Your questions, answered

The NDIS provides funding to eligible people with disability to gain more time with family and friends, greater independence, access to new skills, jobs, or volunteering in their community, and an improved quality of life.

To be eligible for the NDIS, individuals must be under the age of 65, be an Australian citizen or hold a permanent visa, and have a permanent and significant disability that affects their ability to participate in everyday activities.

To learn more visit https://www.ndis.gov.au/applying-access-ndis/am-i-eligible

Your NDIS plan revolves around your personal life goals and aspirations. It is crafted based on the information you share during your planning session with your Local Area Coordinator (LAC). Within your plan, you will find a breakdown of the various supports required to help you reach your goals, along with the specific funding allocated to each support category.

Your NDIS plan is tailored to your needs and is reviewed regularly to ensure it continues to meet your changing circumstances and goals.

The NDIS can be difficult to navigate, it's important that you prepare and seek out assistance during your application process.

For more details, see our step by step guide by visting https://www.ndis.gov.au/applying-access-ndis/how-apply.

The NDIS requires service providers to register with them to allow for direct invoicing claims for NDIA-managed clients. However, not all providers opt for registration, meaning there could be a suitable unregistered provider out there that can offer you supports. Access to these unregistered providers is only available if you self-manage your funds or have a Plan Manager.
